Most rental renovations run on a tight window between guests. Here is how we keep that window realistic.

    We meet at the property, or with your property manager, and go room by room. You tell us what guests complain about and what you want the house to feel like.

  2. Scope and budget

    You get a written scope with materials named and a price attached. No vague allowances that grow later.

  3. Schedule around bookings

    We build the schedule backward from your first reservation. If the work cannot finish in the window, we say so before you sign.

  4. Build

    One project manager runs the job. You get progress updates without having to chase anyone.

  5. Ready to list

    We finish clean and walk the house with you so it is photo ready for your listing.

How long does a vacation rental renovation take?

It depends on scope. A kitchen and two baths usually runs several weeks. A full interior renovation runs longer. We give you a schedule before work starts and tell you up front if your booking window is too tight.

Can you work while the property is still booked?

Usually no. Active construction and paying guests do not mix well. Most owners block off a shoulder season window in fall or late winter.

Do you work with property management companies?

Yes. We regularly coordinate with managers on scope, access, and timing. Many renovations start because a manager recommended the house needed updates.

Do you handle design and material selections?

We guide you through selections with durability and guest experience in mind. You make the final call on every finish.
